Protecting the Sale While Simplifying the Move

A Colorado seller relocating to Oregon received a strong financial result and a carefully 
coordinated transition. TLMR Homes managed both so she could sell above list price 
and move only once.


At a Glance

TLMR Homes first helped this client purchase her Colorado home when she moved from Arizona. 
Several years later, the client's priorities changed. She wanted to relocate to Oregon to be closer to 
her children, which meant selling in Colorado while purchasing a home in Portland.


The Colorado property went under contract quickly and ultimately sold above list price, but a roof 
issue required negotiation along the way. At the same time, we helped the client find a Realtor in 
Oregon and coordinated with that agent so the two transactions could support one carefully timed 
move.

A Familiar Client Facing a New Transition
Because we had helped the client buy the Colorado property, this was more than the beginning of a 
new listing. It was the continuation of a relationship through another important life decision. The home 
had served the client well, but being closer to her children now mattered more.


The real estate plan needed to support that personal goal without treating the Colorado sale as merely 
one item on a moving checklist. The proceeds and terms of that sale would affect what came next, so 
protecting the client's financial interests remained central throughout the relocation.


A Quick Contract Still Required Careful Negotiation
The Colorado home attracted a buyer and went under contract quickly. That early momentum was 
encouraging, but a fast contract does not guarantee an uncomplicated closing. When a roof issue 
surfaced, it had to be addressed without allowing the pressure of the relocation timeline to take 
control of the negotiation.


We worked through the roof issue while keeping the larger financial outcome in view. The negotiation 
was resolved, the transaction moved forward, and the property sold above list price. The client could 
continue her move with the value of her Colorado home protected rather than accepting weaker terms 
simply to preserve a date.


The Hardest Part Was Connecting Two Transactions
The sale was only one side of the move. The client was also purchasing in Portland, and the timing of 
one transaction directly affected the other. A gap between closings could have required temporary 
housing, storage, additional moving arrangements, or multiple rounds of packing and unpacking.


Those possibilities carry more than a financial cost. They add uncertainty and emotional strain at a 
moment when a seller is already leaving a familiar home, moving across state lines, and trying to make 
many decisions at once. The client's practical goal was simple to state and difficult to execute: close 
on both properties and move one time.

We stayed in close communication with the Realtor handling the Portland purchase so decisions in 
one state could be evaluated against the needs of the other transaction.

• Protecting the Colorado sale. The roof negotiation and the client's sale terms remained priorities 
even while the moving timeline created pressure.
• Sharing timely information. Communication between the Colorado and Oregon sides helped 
each agent understand the dates and decisions affecting the other closing.
• Working backward from the move. The closings were coordinated around the client's goal of 
leaving one home and moving into the next without an interim stop.
• Reducing avoidable disruption. Aligning the transactions helped the client avoid storage, 
temporary housing, and a second move.
• Keeping the client informed. The moving pieces were managed as one connected transition 
rather than leaving the client to bridge two separate transactions herself.


How Do You Coordinate a Sale and Purchase in Different States
Coordinating an interstate sale and purchase begins with defining which dates are flexible, which 
funds or closing events depend on one another, and what the client needs in order to move. The 
agents on both sides then need to communicate as circumstances change.


Timing is important, but it cannot become the only measure of success. A convenient closing 
schedule is not a good outcome if the seller gives away value or accepts unfavorable terms to achieve 
it. The stronger strategy is to protect the financial result while continually adjusting the logistics 
around it.


The Outcome
The Colorado property sold above list price after the roof issue was successfully negotiated. Through 
ongoing coordination with the Realtor in Oregon, the Colorado sale and Portland purchase came 
together on a timeline that allowed the client to make one move without placing her belongings in 
storage.


The result was not simply two completed closings. It was a transition that respected both sides of the 
client's experience: the financial importance of selling well and the very human need to make a 
difficult move feel manageable.


What Sellers Relocating Out of State Can Learn
Selling in one state while buying in another creates interconnected financial, contractual, and moving 
decisions. A clear plan helps keep one urgent detail from overtaking the whole transaction.


• Start with both outcomes. Define the financial goals for the sale and the practical requirements 
for the move before negotiating either transaction.
• Build communication between agents early. The listing agent and destination agent need 
enough information to understand how their timelines affect the client.
• Expect new issues after going under contract. Inspection findings and negotiations can change 
the plan even when a home sells quickly.
• Do not trade value for convenience without understanding the cost. Timing matters, but so do 
price, terms, and the proceeds available for the next home.
• Plan for the human logistics. Storage, temporary housing, travel, pets, belongings, and 
emotional bandwidth all belong in the relocation conversation.

A successful relocation should not force a seller to choose between protecting the value of the home 
and protecting their peace of mind. Both deserve careful attention.
